BAGS 6102 , AVANCED ARCHITECTURAL DESIGN 2 is a studio course that are undertaken for master degree in Fourth Year, second master.
In this semester, students are taught on how to design a residential housing that is inclusive to all three different level of major income which is the B40, M40 and T20, and also for elderly housing.
This semester design exercise is in tandem with the course contents which allow student to design affordable high-density housing project focusing on the psychological and physiological aspects of a human being, communal living and socio-cultural issues and apply theories and principles of housing design such as defensible spaces, security by design, crime prevention through environmental design (CPTED) and clustering or block grouping to accelerate social interaction. We may assume the client for the project is the Mayor of Kuala Lumpur.
Full technical details is provided on the board uploaded, but generally the major technical details concerning the design is as below,
TASK AND OBJECTIVES:
To design affordable high-density housing complex able to fit between minimum 1:100 to a maximum of
1:120 person per acre designated for all 3 income groups and independent senior citizen including common
facilities with the following details and limitation:
1. Apartment unit typologies and provisions:
Single bedroom at approximately 400 sf (±10%) at provision of 20% of total units and 50%
designated for the elderly.
50% of single bedded unit for all three different costs of apartment come with OKU toilet
provisions
2-bedded at approximately 500 sf (± 10%) at provision of 30% of total units
3-bedded at approximately 750sf (±10%) at provision of 50% of total units.
For the T20 group, the area provisions are approximately 500sf (±10%) for single bedded,
750sf(±10%) for two bedded and 1000sf (±10%) for three bedded
Provision of units according to cost: T20:20%, M40:30% and B40:50%
2. Common facilities to be determined from DBKL and propose community requirements.
3. General guidelines, rules, law and regulations from DBKL, UBBL, DOSH shall be adhered to.
4. Height restrictions: maximum 1 floor higher than the nearest adjacent highrise apartment.
5. Basement parking is not allowed.
6. Only 30% of the ground floor is meant for unit.
