First of all, I congratulate you for your exercise and for taking on the challenge of taking as many variables as the tram, housing and public space. Due to its complexity, this exercise should have helped you to train as an architect and to have a more critical vision on issues as delicate as this one.
As for your implementation, I like the way you place the buildings, I would think that it goes with the environment and the place.
As for how you solved the volumes in detail, I think you could improve on:
1. the differentiation of facades according to their location with respect to the sun. perhaps some sunshades on the facades facing the sun, some folding panels, etc.
2. I consider the first floor of these volumes to be a great opportunity to relate the houses/businesses on the first floor next to the street. How do you imagine that relationship could be so that there is more activity?
3. The public space. I think you can be more ambitious, talk about activities, moments, performativities that take place in the public space that could complement the city at times and complement housing and commerce at others.
