Interesting transformation project, that adds value to a very congested and populated area. You are introducing block zoning for better wayfinding, organization and access. Maybe a tad rigid that inhibits a more organic development of the area, over time.
It is very rational thinking and design, very much like the overall plan layout. There is a 10 % increase in green areas, which I think is too little. I would like to have seen more integrated greenery and natural drainage incorporated in a more organic way. Areas where trees are are very boxy and looks like they are there in leftover space from built areas. I also think that there is a lack of shade and community space. Benches to rest is one thing, but areas that engages people, encourages play and socializing is important. Looks like most benches have no shade and you are looking straight onto traffic.The overall structure of the proposed buildings are very regular boxed (concrete?) structures. I would love to have seen some use of traditional materials with a larger emphasis on sustainability and other access than cars and trucks. The narrower areas in between the houses looks more promising with green/drainage, overhead passages and shade. The bank areas also look very "hard" and could use some softening up with greenery (shade and drainage), sustainable materials, communal space (playgrounds, family cooking space, sports and activities and so on).
A well documented research and a very rational design solution. I think it needs more consideration for the actual people who will work and live their lives there.
