The project deals with one of the possible directions of the modern urbanism, the development of democratic architecture. The Czech city of Ostrava is an old center with industrial history and is the heart of the second largest urban agglomeration in the country. Peripheral areas of such cities usually need an actual rethinking of urban development, and economical architectural solutions are inscribed in this context. The principles of democratic architecture make it possible to level the hierarchy of divisions between residential and public spaces, offer openness of forms and humanization of functions.
The design solution involves the integration of architectural volumes into the real development of block-type apartment buildings as a link between them. The figurative concept of the project is based on combinations of the simplest rectangular modules, similar to Lego pieces. The space of the designed apartments is divided by light partitions into four module rooms: a living room, a bedroom, a kitchen and a bathroom. Interfloor stairs divide the floor space in half, which creates convenient zoning and apartment entrances. There is also a combinatorial modular principle that is characteristic of the entire project.
The ease of assembly of interior partitions creates the possibility of individual redevelopment of the apartment to the needs of each resident or family, which adds to the attractiveness of the project in terms of affordability and cost-effectiveness of housing. In general, design solutions in terms of geometric shapes, combinations of finishing materials and neutral colors gravitate towards the Scandinavian style. The interiors of the apartments are minimalistic, concise and simple, in the spirit of Ikea The undoubted advantage is a large amount of light, which is achieved thanks to large panoramic windows inscribed in the geometry of the Lego facade.
The author pays special attention to the design of a flat, exploitable roof. It is an aesthetically pleasing recreational space with a variety of landscaping, awnings and outdoor furniture.
Also, the project takes into account the features of the city location, the floor-by-floor functional zoning is thought out in detail with a convenient location of elevators, stairs and corridors, underground parking lots with a certain number of car spaces are also calculated. The work contains detailed design and technical solutions, which takes it beyond the scope of the concept into the field of specific design.
The disadvantages could include the lack of connection between the historical architectural environment of the city of Ostrava and the laconic design solution presented, for example, in the form of a fragment of styling in the details of the facade, which, in my opinion, would enrich the visual appearance of the project proposal.
The project deserves a good rating.
