Location: The seaside sandstone villa project is located by the Adriatic Sea. Adriatic Sea is a body of water separating the Italian Peninsula from the Balkan Peninsula and is the northernmost arm of the Mediterranean Sea.
Site: It is clear that the project site is located very close to the sea. The visuals clearly show the neighbouring relation of the development and the sea. Very impressive.
Better to learn and be knowledgeable on the coastal conservation regulations and guidelines of the area, for the project to be more realistic.
Also be cautious on the soil types and potential structural resolutions.
Conceptual idea: The design ambition was to create villas with magnificent view to the seaside, feeling of luxury and coziness. I understand that the villas are articulated in the site creating a space for a getaway to the coast.
Design Brief: The design brief is comprehensively worked out and well elaborated in the submission.
Several types of villas in a reasonable combination, infinity pool features, equal benefits to all visitors, bar areas are well thought of.
However, it is good to be concerned with service aspect as well. Kitchen areas, preparation & pre-preparation areas, loading unloading facilities for services are also important.
Details: Usage of prefabricated concrete panels and blocks, prefabricated panels, sandstone plates are good in terms of easy construction, to reduce time & energy consumption. Solar panels, timber shading devices used in the villas make the scheme more environmentally -friendly.
Buildings are energy consumers. It is a good direction that the project was thought to well managed with low energy consumed materials, low operational cost, recyclability, and maintainability etc.
Presentation: Very good. Addition of human images would have been much more elaborative on the real ambiance of the place, the vibe of the enclave and the scale of the experience. The place would be much more understood as a place for people.
Overall, a good effort!
