Dear all,
Let me congratulate you with the participation and the work done! Below you can find some key remarks that, I believe, could be useful to debate about for further development of the project.
The analysis part of the project is quite diverse, though it is not clear how exactly it impacted to the concept solutions. On the site plan you suggested some types of the villas in relation to “road-sea” criteria. This is very interesting point. However, the application of this typology remains undefined in the project.
The buildings.
⁃ The buildings are lifted quite considerably. On the schemes of sections, the lack of structural solutions for most of the elements becomes an issue, which could dramatically affect the overall concept if solved properly. The bearing structures of the buildings and the envelope ones could look more convincing and, perhaps, could be involved in the concept even more since they are one of the core aspects of your proposal. So tectonic of the buildings is quite vague at this moment.
⁃ The materials and the architectural elements you work with (like arches and rounded openings) do not convincingly interact in your concept, the overall appearance of the villas looks chaotic and controversial. The identity, connection with the local culture is not properly reflected. Try to study local traditional architecture more and translate it into your project in a clearer way.
⁃ Also, the quality of renders and materials are distracting from the concept itself. Perhaps, in your representation you could better use sketches, collages or models instead.
The landscape.
⁃ Very interesting idea about “Journey” through the landscape with different zones. But it’s not developed properly in the proposal. It remains “said” rather than “applied”. It is quite an omission in such picturesque natural conditions. It would be interesting to find some more detailed ways of showing it in your project.
⁃ Slope, connecting landscape to the roof garden. This promenade could be interesting and bring more quality to the spaces. Regrettably, it’s shown very nominal, with some questionable solutions regarding the safety and inclusivity. Try to implement it in more meaningful ways.
To conclude, the concept suggests many creative ideas and illustrates courageous approach of you to the tasks of the competition. However, currently in the project, they are not developed till the convincing point and not properly represented. Nevertheless, they provide a good basis for the further development of the concept, so I would like to invite you to keep this approach and improve more and more. Good luck and keep up with good work!
