The area between Paklenica National Park and the Adriatic Sea is a unique and ecologically diverse area suitable for the development of tourism. It is characterized by uneven terrain, surrounded by high cliffs, deep canyons and dense forests, which would provide visitors with a sense of adventure and the opportunity to experience the natural environment in a unique way. The area is also rich in biodiversity, with a diverse range of plants and animals unique to the region. Based on these observations and research and site visit, the division of zones was carried out as follows:
Zone 1 and 2: Commercial center "Seed bank' and Hotel
Zone 3: "Adventure park"- the densest part of the site with greenery
Zone 4-"Private villas"
Zone 5"Camp zone"
Zone 6 "Marine"
Zone 7- "Costal walkway and public beaches'

The seed bank helps in nurturing and protecting plants, especially endemic and rare species of the entire region, many of which grow only in the area of the Velika and Mala Paklenica rivers in the immediate vicinity of the site. The seed bank also contains educational content for visitors, providing information on the importance of plant protection and the role of seed banks in preserving plant diversity. Guided hikes and nature walks would also be organized, where visitors can learn about different plant species and their ecological importance.
On the other hand, an adventure park allows visitors to stay in a natural environment in a fun and exciting way. It also provides an excellent opportunity for the promotion of sustainable tourism encouraging the exploration of the natural beauty of this area, and at the same time protecting it. Zones intended for living are necessary to have the opportunity to explore and rest at the same time, and therefore to stay longer. This will give visitors a deeper appreciation and understanding of the natural environment and increase their likelihood of returning
in the future. When visitors stay longer it can increase demand for local goods and services, which benefits the local economy. The marina is there to provide easy access with boats and ships as well as to offer water activities and those along the seashore itself.

It is only important to establish a balance between development and preservation of the nature environment. Intensive construction in such a place full of nature and wild animals can cause significant damage. It can destroy habitats, disrupt ecosystems and lead to the displacement of many species. This can have a long-term negative impact on biodiversity and the overall health of the environment. That is why the contents and structures in this project have been carefully selected with minimal damage to the environment.
The location of the marina is such that it is protected from strong winds and waves and has a stable seabed for anchoring. It also includes a system of floating piers for docking boats. The spaces in the facility on the coast are designed in one level, but are clearly divided by function. Since the terrain is in decline, the structure extends towards the coast creating a free space below which is a place for outdoor gatherings. The entire facility circulates around the hangar and area for maintenance and repair of boats, on the same level are the office space for the marina staff, restaurant, bar, gym, as well as showers and changing rooms for lovers of water activities. The roof is passable and intended for use and offering a view of the sea.

The villas are designed on multiple levels and with more complex communication, so the starcase and leveling come to the fore in order to take advantage of the natural slope of the land and the panoramic
view. The main living areas of the villa such as the living room, kitchen and dining room are located on the lower levels, to take advantage of the lower temperatures. These rooms are used most often during the day, so the position itself is convenient, and they also have direct access to the pools. Bedrooms are located on the upper levels for privacy and to take advantage of the view.
By implementing plants and different types of trees into the design of the structure it helps to reduce the urban heat island effect, improve air quality and provide and not endanger important habitats for local flora and fauna.

Sustainable materials were used in the construction. One of the best sustainable material for construction in coastal areas is cross laminated timber (CLT Cross laminated timber). CLT is made of wood. sustainably sourced and has lower carbon dioxide emissions compared to traditional building materials such as concrete and steel. It is also light and easy to work with, making it an efficient choice for construction. Rammed earth, which is a mixture of earth, clay and other natural materials that is compacted into the walls, was also used. It is a sustainable material that can be sourced locally. Stone was also used for leveling and walls It is also important to consider incorporating sustainable features such as green roofs, rainwater harvesting, solar panels, energy efficient lighting, as well as designing the center to reduce water consumption and manage waste in an environmentally friendly manner. In addition, the center is designed to be accessible to all visitors, including those with disabilities. This includes designing ramps, elevators and other accessibility features to ensure the center is fully compliant with accessibility codes and regulations. 13 villas of 111m2 each have been designed. Each villa has two pools, one of which is used to collect rainwater, and further that water is recycled, processed and used as technical water for further use. The marina facility has an area of 1250m2
