First of all, I want to congratulate you for the way of representation and for the hard work done. The attached video, together with the plans that make up the project, are very well made and explain very clearly the purpose of the project and the chosen solution.
Such a project definitely needs the support of the community, not only morally but also practically, in the sense that considering the current local situation and the lack of material resources, it is absolutely necessary to involve the community in restoring the area, including through active physical work.
Regarding the proposed solution, the industrial area should remain restricted to the port area. Also, it would be advisable to take into account the possibility of penetrating the heart of the neighborhood, with the routes for public transport, because their exclusive perimeter development can create inconveniences (depending on the distances that the residents will have to walk on foot), this, of course, if the historical infrastructure allows.
I would like to specify that the design of the proposed buildings, in the style of the Pompidou museum, stands out as being very well chosen, emphasizing the industrial character of certain existing areas of the neighborhood, but also the proximity to the port.
